1. Check in time is from 4pm unless agreed to the contrary. The key will be in a key safe and we will provide you with the code on the day of check in.

2.Checkout time is 10am. Late checkouts will incur additional costs of £75. Please leave the key in the key safe.

3. The Property is set up for 6 persons. We can accommodate one extra person for an additional charge of £15 per night, on a pull out bed. A cot is also available for an infant (less than 2 years old), free of charge.

4. We apply a cleaning charge of £95 per stay as a contribution to the professional cleaning costs we incur. However, please leave the property in a reasonably clean and tidy state when you leave. We reserve the right to charge if excessive cleaning is required to the Property, bedding or towels.

5. Well behaved dogs are welcome at a cost of £30 per stay, to cover the additional cleaning. Please keep dogs off the furniture and beds. Any additional cleaning or damage caused by the dogs will be charged for.

6. Please help us keep the bins in order and recycle. There are two bins on the front patio: one for general waste (including cardboard) and one for co-mingled glass, plastic and tins/cans. The collection days are Monday morning for the general waste and Thursday morning for the co-mingled bin. The collection company will collect them from the patio but please make sure the rubbish is in the correct bin.

7. We have a log burning fire in the lounge. Please take extra special care when using this, only use if competent and experienced and ensure you use the protective gloves provided. Please only burn seasoned logs and coal.

8. Outdoors: If using the outdoor seating, the cushions are found in the utility room/storage. Please put these away after use and cover the table. Similarly, the parasol can be unfurled in good weather, but please put it away and cover when not in use.

9. Heating: we use Hive heating-there is a thermostat in the dining room. Please switch off when not in the house and keep the temperature at or below 21 degrees to minimise our carbon footprint.  There is also a infra red heating panel in the top floor bedroom as the radiator can sometimes struggle to get warm enough. There is an instruction manual on how to use it in the bedside table drawer. Please leave it plugged in as we can then monitor it remotely and switch it off if left on.

10. Ring doorbell: there is a Ring doorbell at the front of the house, on the porch, for added security.

11. No smoking throughout. 

12. Toilets: please only dispose of toilet paper in the toilets and anything else should go in the bins provided. The drains are old and have limited capacity, and they back up in bad weather if not looked after! The ground floor toilet has a macerator unit, so please only use for light work!

13. Showers: the first floor shower runs off the boiler and the second floor shower is electric. The isolator switch is to the upper left, outside the door (if the orange light in the unit is not showing). 

14. TV: we have a Smart samsung TV that connects to various apps (please use your own login details). We have a Freesat system for terrestrial TV, with hundreds of channels. The small remote control is for the Freesat system and is accessible through HDMI 1.
